ÖBB Refurbishment Project
The conversion and general refurbishment of the building at Mayerhofgasse 11 was commissioned by the ÖBB Infrastruktur AG. The Gründerzeit-style building is located in Vienna's 4th district and consists of a basement, a ground floor and four floors.
In the course of the construction project, the facades have been renovated and the windows replaced. The pitched roofs in the courtyard were fitted with skylights. In addition, all window openings have been equipped with automatic sun protection.
The 13 existing apartments have been converted into a total of 19 apartments, with minor changes to the floor plans and room divisions.
The conversion of the top floor creates approx. 1100 m² of space for an open, light-flooded office area. This gains additional space through the construction of a gallery floor and a natural room separation is created.
In the inner courtyard, a garbage room, a covered bicycle storage area, and an arcade, which connects the two staircases via the outside area, have been added. To ensure barrier-free access, two elevators were built, one of which is accessible via the courtyard.
The construction started in 2020, and has been completed in 2023.
