Understanding the best group of builders to invite to the particular tender is important, different builders are suited to different projects, understanding how to select the builders and then how to play the builders against each other to obtain the best possible outcome is key to getting a good build.

The builders all want to sell the idea of awarding the project to them and will try control & pressure the owner into releasing information from other companies in the tender process. The idea is that the customer only communicates with the tender manager until it is time to talk to builders quoting on the project. All communication is controlled by the tender manager so all builders tendering have no option but to work with the manager.

The tender manager’s role is critical, he is constantly reporting to the owner but keeps you away from the builders until required. The tender manger gives nothing away to any builder and works all builders hard to produce a fantastic outcome. Once all prices are finalized the owner then meets the individual builders face to face.
